Best Neighborhoods in North Phoenix for Retirees (2026 Guide)

When most people think about retiring in Arizona, they immediately think about 55+ communities.

And for some people, that's absolutely the right fit.  But after helping buyers throughout North Phoenix for more than 27 years, I've found that plenty of retirees want something different.  They want a great neighborhood.  They want restaurants nearby.  They want golf, hiking, shopping, and healthcare access.  They want a lock-and-leave lifestyle when they travel.

And they may not want to live in a community with age restrictions.  If that sounds like you, here are some of my favorite neighborhoods in North Phoenix for retirees.

Desert Ridge

If someone asked me for one neighborhood that checks the most boxes for retirees, Desert Ridge would be near the top of the list. Check out all of the Desert Ridge homes for sale.

What people love:

  • Excellent shopping and dining

  • Desert Ridge Marketplace

  • High Street

  • Easy access to the Loop 101

  • Mayo Clinic nearby

  • Golf courses nearby

Many retirees like being able to stay active without constantly driving across town.  Desert Ridge offers a great balance between convenience and lifestyle.

Best for:
Retirees who want restaurants, entertainment, healthcare access, and newer homes.

Tatum Ranch

Tatum Ranch remains one of the most popular communities in North Phoenix and Cave Creek. Here are some Tatum Ranch homes for sale.

What retirees often appreciate:

  • Golf nearby

  • Easy access to shopping

  • Relatively low-maintenance homes

  • Strong neighborhood pride

Many homes offer single-level floor plans that retirees often prefer. This is a single level home in Tatum Ranch that I recently sold in June of 2026.

Best for:
Retirees looking for established neighborhoods with easy access to everyday conveniences.

Anthem

Anthem is one of those communities people either overlook or absolutely love. View all Anthem homes for sale.

For many retirees, it offers:

  • Excellent value

  • Community amenities

  • Parks and walking paths

  • Golf

  • Mountain views

One of the biggest advantages is that buyers can often get more home for their money compared to some other areas.

Best for:
Retirees who want space and value, and not  deal with a lot of traffic.

Sonoran Foothills

Sonoran Foothills offers a quieter, more relaxed feel while still being close to major shopping and freeway access.

Many retirees enjoy:

  • Mountain views

  • Walking paths

  • Gated sections

  • Newer homes

  • Peaceful surroundings

The community feels tucked away without feeling isolated.

Best for:
Retirees seeking a quieter desert lifestyle.

Moon Valley

Moon Valley has been a favorite North Phoenix neighborhood for decades.

What makes it unique:

  • Mature trees

  • Established character

  • Golf access

  • Central North Phoenix location

Many buyers who don't want a cookie-cutter subdivision appreciate Moon Valley's personality and history.

Best for:
Retirees looking for charm, golf, and established neighborhoods.

Pro Tip-you have got to check out the Christmas light display :-)

Vistancia

Located in Peoria, Vistancia has become increasingly popular with retirees.

Many buyers like:

  • Master-planned design

  • Walking paths

  • Golf

  • Newer construction

  • Resort-style feel

While Trilogy at Vistancia gets much of the attention as a 55+ community, the surrounding Vistancia neighborhoods are worth considering as well.

Best for:
Retirees wanting newer homes and a master-planned lifestyle.

What Retirees Should Consider Before Choosing a Neighborhood

The "best" neighborhood isn't always the one with the most amenities.

I usually encourage retirees to think about:

  • Proximity to family

  • Access to healthcare

  • Golf and recreation

  • Home maintenance requirements

  • Travel plans

  • Future mobility needs

The right fit today should also work well five, ten, or even fifteen years from now. Here's a great article on things to consider before moving to North Phoenix.

Why Many Retirees Choose North Phoenix

North Phoenix has become increasingly attractive for retirees because it offers something many buyers are looking for:

Options.

You can find:

  • Golf communities

  • Gated communities

  • Luxury homes

  • Low-maintenance homes

  • Hiking and outdoor recreation

  • Shopping and dining

  • Easy freeway access

And compared to some areas of Scottsdale, many retirees find they can get more home for their money.
