The most common mistakes when choosing a Realtor include hiring a friend, skipping research, focusing only on commission, and picking someone unfamiliar with your area. The right Realtor combines experience, communication, and proven results—not just a nice face on a billboard.


Mistake #1: Choosing a Friend or Family Member

It’s tempting to work with someone you know, but real estate is a business decision. The agent who’s best for Sunday BBQs might not be the one best equipped to negotiate a six-figure transaction. Always prioritize experience and track record over personal connection. By the way, it's important to work with someone you trust, but don't just pick a friend because they are your friend. This isn't prom-you're not trying to get lucky. You want a proven Realtor to get the job done.


Mistake #2: Not Checking Reviews and Past Results

Your Realtor should have a trail of satisfied clients and real sales data to prove their expertise. Read online reviews, look for video testimonials, and ask for recent examples of homes sold in your area.

Pro-Tip. Reviews are important. Also know, some people just love to complain. For example, I used to make a lot of cold calls. People would give me a 1 star review for calling them. Sure, it's their right--but use the reviews as a guide, not as the decision. Plus, a lot of Realtors-just asked their friends to review them--ones that never use their services.

Mistake #3: Hiring an Out-of-Area Agent

Phoenix is full of micro-markets—Desert Ridge, Norterra, Moon Valley, Arrowhead, and beyond. An out-of-area agent might misprice your home or miss neighborhood nuances that impact value. Always work with someone who knows your area street by street.

There are also mega teams. Are you hiring the agent on the team? The mega agent? The agent who runs a team from Puerto Rico? Nothing wrong with mega teams or Puerto Rico but I think you probably want the local expert.

The cheapest option often costs the most in lost equity. A skilled Realtor can negotiate stronger offers, identify repair issues early, and prevent deals from falling through—easily covering their fee through expertise.

Hire the cheapest, and sell for the lowest and have the worst the experience. Hire the most expensive and sometimes it might work. Find the middle ground and you will win.

Buying or selling a home is stressful enough—you don’t need to chase your agent for updates. Choose someone who communicates clearly, responds quickly, and keeps you informed at every stage.
