A lot of homeowners will ask me if longer days on market hurts a home’s chances to sell. The answer is it could but I don’t really think it matters. What if a home was rented? What if it was listed while repairs were being done? Here’s what matters. Does a buyer find your home online/driving around/wherever? And do they love it? By the way, right now (November 2024) the average days on market for homes selling in Phoenix is 70.
The Buyer Only Spent 7 Minutes Looking At My Phoenix Home…
I’ve seen and personally had a buyer spend an hour inside a home…and guess what? Hated it. The time spent does not equate to love/hate for the home. Some buyers have spent 0 time in a home (bought it virtually) so the time spent in/at a home doesn’t matter.
Staged Homes Sell For More..
No they don’t. Let’s get super analytical here. An unstaged home sells for 400k. The staged home sells for 425k. So you might think staging allowed for 25k more. But wait. What if the 425 sold 3 months later? Has a different floorplan? Even if they sold at the same time, do they have the same upgrades? Now, what I will say is an orderly home that allows for the best pictures and videos are super important.
Open Houses Sell Homes
Naaah. Most open houses help the agent sitting there sell your competition. They are a great option for Nosey Nellie and Curious Charlie, your glorious Phoenix neighbors, to come by to brag about how much better their 40 year old light switches are better than yours. Do Opens work? Sure. Just like having a clown at a party does.
I Can Do It On My Own In Phoenix
So, this isn’t really a myth. You sure can. You can get your home ready. Market it. Negotiate it. Handle all liability. Disclose everything. Follow up. Close it. And anything else. And guess what all by listing on your own without a Realtor and MLS. And you can do it, for guess what? The national average for about 20% less than most Realtors, after fees. So yeah, save 1-5% to lose 20%.
I’m Gonna List With The Phoenix Neighborhood Expert
Hey, I’m all about promoting that I know my area very well. But here’s the thing-most agents who call themselves the area experts, sold however many homes in the “area.” But 90% of the time they were only the listing agent, not the buyer’s agent. So sure, their marketing may have been good to sell the home. But they didn’t find the buyer. So if they truly were the expert wouldn’t they have the buyer too?
I Should Wait Till Spring To Sell
Sure, no matter where you live–most of the time more people are looking in the Spring. And guess what–more sellers are looking to sell too. Waiting doesn’t increase your chance to get more guaranteed. Just list and sell when you are ready. You only need 1 buyer, not 2.
