The neighbor’s home across the street sold for $357,900. My sellers have the same floorplan, only major difference is they have mountain views. I sold their home home for $387,500. This one was a little tricky because there wasn’t any recent sales anywhere near this property. Most of the properties in the area are single family homes. This home is a townhome. I sold 2418 W Knowles Ave for $30,000 more than any recent comparable sale. By really studying the area trends and numbers I suggested and believed in our list price of $175,000. Because of this sale, neighbors are now selling their homes for more money.
3035 E Kings, Phoenix, AZ
This Phoenix home is in a small subdivision where no other homes were selling for anything above $150,000. I sold this home for $196,000. How did I do it? I did it by really understanding the market. The neighbor’s homes on the same street which sold earlier in the year did not matter in my opinion. For some reason, they were being sold for less. My guess is those Realtors were afraid of trying for more, or they were unaware.
